Chris Foster-Ramsay: How interest rates and geopolitical uncertainty equal buying decision paralysis

Australians haven’t given up on the property market, but they’ve certainly lost confidence in moving quickly. Right now, we’re in a market marked by hesitation. First-homebuyers are still active. They’re engaged, informed and many are ready to move — but when it comes to action, they’re pulling back. Pre-approvals are unused, inquiries have decreased and conversations that used to end in action now often end with “let’s wait and see”. This isn’t about people being priced out overnight. It’s about uncertainty creeping into decision-making. For years, the pressure was to act quickly, lock in something before prices moved again. Today, that sense of urgency has shifted to caution. Buyers are trying to understand interest rates, inflation and global market noise — and they want clarity before committing. The problem is that clarity rarely arrives all at once and the goal posts shift daily. The market adjusts before people feel comfortable again. Around kitchen tables and at lending conversations, we’re seeing a clear recalibration. Borrowers are no longer maxing out their capacity. They’re actively pulling back. The question has shifted from “what can we borrow?” to “what can we comfortably afford?” That shift is evident everywhere. Buyers are lowering their price expectations, reworking budgets, building in buffers. They’re not just considering today’s repayments, they’re thinking ahead to next year and beyond. And this is influencing the types of properties they’re looking at. There’s a clear shift towards more affordable options. Apartments are once again on the radar for buyers who might have previously aimed for a house. Outer suburbs are becoming more popular as families focus on financial flexibility rather than proximity. These are genuine trade-offs. Families are considering longer commutes, different school zones and smaller living spaces, all to stay within a manageable level of debt. At the same time, borrowers are approaching how they structure their loans more carefully. Fixed versus variable rates is no longer a passive choice. It’s a risk assessment and lots of families are asking themselves how much certainty do they need, and what are they willing to give up for it? But the overarching behaviour now is waiting. Buyers haven’t disappeared; they’ve paused, and they want to know what the Reserve Bank will do next. They’re watching the finance reports on the news like a hawk and waiting for a signal that it’s the right time to act. On the surface, that seems sensible. But without a clear plan, waiting can cost you because the market doesn’t pause with you. It keeps moving — sometimes quietly, sometimes quickly. When you hear it’s the bottom of the market in a news report, it’s often too late. The actual bottom was probably weeks ago, and the news is just showing the data set that indicates it. The problem is that data is already four to six weeks old. I’ve seen this before. Confidence returns, conditions change and buyers who were waiting end up back in the market, competing harder and paying more. Meanwhile, pressure is mounting beneath the surface. Government schemes, especially the Home Guarantee Scheme and other low-deposit options, support first-homebuyers and specific buyer groups, but they also boost demand at the lower end of the market. This means more competition in affordable suburbs and more buyers chasing the same opportunities. A scenario that seldom ends well. That’s where many first-homebuyers feel stuck. They’re trying to be cautious, but the market segment they’re entering isn’t necessarily easing. What we’re seeing isn’t a market falling apart, it’s a market where confidence has stepped back, but demand hasn’t. Aussies still want to buy, but they’re hesitating at the point of action. And that’s the risk. Because property markets don’t wait for confidence to return, they move when conditions shift. By the time it feels safe again, the opportunity has usually already passed. The families who succeed in this environment aren’t the ones who time it perfectly, they’re the ones who make clear, structured decisions based on their own numbers, not the headlines.
