Rapids Landing residents give expanded supermarket complex their blessing

Residents in Rapids Landing have mostly expressed enthusiasm rather than concern around the prospect of a full-line shopping centre and associated precinct on the edge of John Archibald Drive. Although the Margaret River Chamber of Commerce said in July the project from subdivision developers the Lester Group risked splitting the town’s retail economy in two, most residents canvassed by the Times welcomed the proposed shopping centre. The developers successfully sought permission from the WA Planning Commission to expand the agreed scope of the previous “bespoke” retail precinct despite opposition from the Shire of Augusta-Margaret River. Submissions to the WAPC showed residents were keen to avoid tourists and crowds during busy months in Margaret River’s CBD. However, many submissions asked for a “sensitive design” and for extra community facilities in keeping with the ambience of Rapids Landing. A community and wellness space featured in public feedback, which included future users from neighbouring Riverslea and Brookfield. Resident Tom Prince said some residents were strongly opposed to the new precinct but he was looking forward to it. “Being able to walk around the corner to do our shopping will mean I do more walking and less driving,” he said. Other residents said they welcomed the chance to avoid congestion in the Margaret River CBD. Resident Gavin Harcourt told the Times the only main concern was a potential increase in traffic. “Hard to believe they’d put another Woolworths in town, but I’d prefer it to an IGA,” he said. “I’m keen for it, but if it’s going on to Leschenaultia Drive it will make my street a bit of a thoroughfare.” Rapids Landing Primary School principal Lisa Helenius said many residents and parents had supported the expanded proposal due to concerns around traffic jams from people going in and out of the subdivision during peak times. “I believe residents are so concerned with the current high risks of one entry and exit and the traffic congestion at Bussell Highway that they have accepted a larger supermarket size is the only way to open up access to John Archibald Drive,” she told the Times. “Given it was clear that approval of additional space to enable a full service supermarket was directly linked to road access to John Archibald Drive, I hope the developers can now ensure the Rapids Landing community have choice in entering and exiting the subdivision.” She remained concerned about bushfire risks and emergency evacuation without more exits. “I’m confident our shire will approve a plan that recognises the supermarket’s close proximity to a primary school and the developers will have mitigating measures to promote a safe and welcoming space,” Ms Helenius said. While WAPC approved the expanded plan, the shire will decide on the centre’s local development plan. Developer Stuart Lester did not respond to Times’ inquiries.
